Architect Design for Your New Home. Designed, Costed & Built, Together.

Most homeowners start with a separate architect only to later discover that the design doesn’t align with build budget or build ability on site.

At KMC Homes, architecture is not separate from construction – removing risk from your forever home build.

Thinking of Hiring an Architect to design your dream home in Cork?

Most homeowners begin here, but a separate architect often creates a gap between:

Design aspiration, and
Building budget reality

This leads to redesign costs, delays, and overruns.

At KMC Homes, we remove that gap entirely.

Architect-Led Design. Fully Integrated From Day One

We work with experienced, registered architects – but they are not isolated consultants.

They are commissioned into a fully managed delivery team including:

Your Project Manager
Your Foreman
Quantity Surveyor
Engineering specialists

This ensures every design decision is grounded in build reality.

Designed for Smoother Planning Permission SUCCESS

Because architects work directly within our delivery system alongside engineering and construction teams, we significantly reduce overall project timelines.

Avoiding multiple redesigns
Fewer compliance issues
Clearer alignment with local authority planning & engineering requirements
More predictable approval outcomes
Unique expertise in one-off rural housing projects

Planning Permission

Design and Budget Aligned From the Start

The problem with having a separate architect is not design quality – it is separation of design from cost and construction reality.

From the very start, with KMC Homes you get:

Concept sketches
Early cost certainty
Option-led design decisions & improvements
Value clarity before submission

This ensures you are making design decisions based on reality — not assumptions that later require redesign or cost-cutting.

Trustindex verifies that the original source of the review is Google. As retirees, we were very apprehensive about undertaking a major house reconstruction. The only company with which we felt we could proceed was Kieran and KMC, based on reputation. From the outset we felt confident and secure in the knowledge that design, planning, advice, would be first class. Under the direction and leadership of KMC expert foreman, John, and all first class contractors , together with, initially Gillian and then Elaine in the office, every stage of the project went smoothly, all culminating in a completion date after a phenomenal nine month schedule. For us, having the security of such a reputable Company at our back is all we needed in proceeding with this major project.

Trustindex verifies that the original source of the review is Google. We moved into our home 6 months ago that was built by KMC. Every step along the way, KMC were so helpful and professional. It was a difficult planning process and they guided us through it all. Our house was built in under 12 months and we are so happy with it. Highly recommend KMC.

Trustindex verifies that the original source of the review is Google. We made contact with Kieran in September 2020 , we had a site in Maryborough hill and we were looking for a builder to organise everything from planning , architect and build

First day i met Kieran i just knew he was for us , polite , knew what he was talking about had very good knowledge , kieran went through the process that it would entail .
Walked away feeling very confidant obliviously i done abith of homework on KMC and all was positive , great feed back .
Myself and my Wife knew we picked the right builder .

Fast track September 2021 the soil was being turned

Through the year Kieran was always in contact regarding the drawings , planning , Irish water , ESB , very hands on and gives you plenty of advice .

To be fair we were told day one when i asked the question when do you see yourself starting and Kieran always said Sept if all goes good with planning etc .

Then Stepped in our foreman Jer Kelleher
My question to Jer how long before i will be in and he said it will be a 9 month build
Now we all usually hear from people that have built you are talking a year easily
Jer Kelleher was the star of the show , gentleman , would always answer a call , such a brilliant character about him
So helpful to myself and Paula he was always on top of things and was always there to push us in the right direction .
Pure Gentleman .

Kieran said day one your Foreman you will like him because his like " Rock and Roll " gets stuck into it!
This was very true!!!!

All the trade men that came in under KMC were brilliant , very professional and courteous to myself , Paula and Kids .
Nothing was a problem .

Gillian in the office another gem , Paula and herself looked after the materials through builder trend ,tiles , bathroom ware , windows doors , flooring you see everything so you are right up to date on your costings / budget .
Lovely lady and Gillian was always on the other side of the line to offer advice .

Trustindex verifies that the original source of the review is Google. We first met Kieran in early 2018 as we were in the process of buying a site with full planning permission for a 2 storey house. We were looking for a design and build team who would be able to take us from the design stage all the way through to the final build and we were so delighted to have found KMC Homes.

From the very first meeting, Kieran came across so knowledgeable and professional and took the time to get to know us and what we wanted from the project. My wife and I would not have many contacts in the building trade so having someone who could own the whole process for us and guide us through all decisions was exactly what we wanted.

The fact that KMC organise everything from the architect (who totally redesigned the plans for the site we had based on our requirements), the planning applications, the builders, block layers, plumbers, electricians, plasters, painters, roofers, engineer and every other trade in between made it so so easy for us. Kieran and Gillian in the office guided us through all decisions and every company / trade person they recommended were top notch and great to deal with.

The builder trend app which KMC use is great and shows progress, total costs, weekly schedules and even had progress pics which was amazing (especially when we couldn’t get to site regularly after our son was born).

Even during Covid our build went up so fast and smooth. Our foreman Jer was always available to us and even though we annoyed him with so many little changes during the build, he always had a smile on his face and just got it done for us without fuss.

We are so happy with the build and can’t thank KMC enough for all the hard work and effort to get us into our home.

We would recommended KMC to anyone starting out a new build. It will be the best decision you ever make.

Trustindex verifies that the original source of the review is Google. We are extremely happy we choose KMC Homes to design and build our beautiful new home with us. From the start we found them very customer focused, professional, supportive, patient, easily contactable and always willing to share advise. While having a busy work and family life, Kieran and his team made the process as easy and efficient as possible, guiding us carefully along the way - even during the challenges of COVID19!

KMC Homes were open to us getting involved as much as we wanted during the build, thus allowing us to be part of as many decisions as we felt necessary. Additionally we are very happy with the quality of the finish. Special mention to the KMC foreman on our project who managed the build, trades, delivery's and so on with expertise and efficiency.

We would have no hesitation in recommending KMC Homes.

Trustindex verifies that the original source of the review is Google. KMC built our home and we couldn't be happier! Building a house was completely new to us, and we had no idea where to start. Thankfully we found KMC, who stepped through every process with us.

They're expertise was incredible and extremely helpful. Our house was built just over 6 months which is amazing. We've had tons of people over who are in the construction industry and they couldn't believe it. And they were taken away by the quality of the work and attention to detail.

The process that KMC has in place just makes sense, I honestly don't know why you would do it any other way. We never had to make any big decisions or worry about the schedule, everything was taken care of. The only thing we had to worry about was things like - "What colour paint? What types of floor?".

I would highly recommend KMC, 100% of the time.

Thank you Kieran, John and team for creating our dream home!
