ARCHITECT DESIGN

Outline sketches and outline costings.

Together with the chosen architect, we will present some sketch plan options (outline costed by the QS) The aim here is to find the balance between your design and your budget, Once we agree on outline plans we can proceed to a Pre-planning application

*Pre-planning application usually happens at this stage if appropriate

Design Process

PLANNING PERMISSION

Detailed architectural design and budget alignment of your new home.

We further develop the design of your new home. We produce a 3D model/virtual walkthrough video of your design. The QS will draw up a detailed estimate showing the key elemental costs as well as our allowances for your client selection items (kitchen, stairs, tiles, floors, bathroom ware etc). One all is agreed and signed off by you when can lodge for planning permission for your new home.

PROJECT MANAGEMENT

Detailing the drawings for construction, fixed price summary & project schedule.

Following planning permission, the drawings will need to be developed further for construction, involving detailing the finishes, cross-sections, plumbing, electrical, ventilation, windows, energy rating & siteworks incl landscaping detail local to the house. We will take you through a series of meetings to ensure you are kept at the centre of all these key decisions for your new home and share an information required schedule to assist you. The engineer will progress detailed structural analysis and design to complete this process. We will introduce you to the foreman builder for your new home who will be your key on site contact. Our Project Management software details decision dates, selection allowances, drawings, photos, your account and your construction schedule (Gantt Chart).

All trades, expertly managed.

We begin building your new home on site and finishes incl kitchen, flooring, tiling, bathroom ware, patio, driveway, kerbs, entrance walls, topsoil grading

Our foreman and will be your day to day contact on site and together with our design director there are a series of on site meetings at key intervals of building progression where electrical layouts, stairs design, kitchen detail, floor finishes, decoration, tiling, bathroom details and so on are discussed.
Once complete your building is snagged and certified in compliance with planning permission and building regulations and prepared for occupation.

*All such certification is carried out by the external Engineer.

We will issue you with a handover file on line including all necessary certification, instruction manuals, opinions on compliance with planning and building regulations and performance data. This sets in motion the beginning of our Gold Star 3 Year Warranty.

First day i met Kieran i just knew he was for us , polite , knew what he was talking about had very good knowledge  , kieran went through the process that it would entail .
Walked away feeling very confidant obliviously i done abith of homework on KMC and all was positive , great feed back .
Myself and my Wife knew we picked the right builder .

Fast track September 2021 the soil was being turned

Through the year Kieran was always in contact regarding the drawings , planning , Irish water , ESB , very hands on and gives you plenty of advice .

To be fair we were told day one when i asked the question when do you see yourself starting and Kieran always said Sept if all goes good with planning etc .

My question to Jer how long before i will be in and he said it will be a 9 month build
Now we all usually hear from people that have built you are talking a year easily
Jer Kelleher was the star of the show , gentleman , would always answer a call  , such a brilliant character about him
So helpful to myself and Paula he was always on top of things and was always there to push us in the right direction .

This was  very true!!!!

All the trade men that came in under KMC were brilliant , very professional and courteous to myself , Paula and Kids .
Nothing was a problem .

Gillian in the office another gem , Paula and herself looked after the materials through builder trend ,tiles , bathroom ware , windows doors , flooring  you see everything so you are right up to date on your costings / budget .
Lovely lady and Gillian was always on the other side of the line to offer advice .

June 2022 bank holiday weekend we moved into our  beautiful home , 9 month build .

We were looking for a design and build team who would be able to take us from the design stage all the way through to the final build and we were so delighted to have found KMC Homes.

From the very first meeting, Kieran came across so knowledgeable and professional and took the time to get to know us and what we wanted from the project. My wife and I would not have many contacts in the building trade so having someone who could own the whole process for us and guide us through all decisions was exactly what we wanted.

The fact that KMC organise everything from the architect (who totally redesigned the plans for the site we had based on our requirements), the planning applications, the builders, block layers, plumbers, electricians, plasters, painters, roofers, engineer and every other trade in between made it so so easy for us. Kieran and Gillian in the office guided us through all decisions and every company / trade person they recommended were top notch and great to deal with.

The builder trend app which KMC use is great and shows progress, total costs, weekly schedules and even had progress pics which was amazing (especially when we couldn’t get to site regularly after our son was born).

Even during Covid our build went up so fast and smooth. Our foreman Jer was always available to us and even though we annoyed him with so many little changes during the build, he always had a smile on his face and just got it done for us without fuss.

We are so happy with the build and can’t thank KMC enough for all the hard work and effort to get us into our home.
